Saskatoon Real Estate Market Update: More Listings, More Choice for Buyers in September 2026

Saskatoon's housing market is showing encouraging signs of change as we head into fall. After months of limited inventory and strong competition, September brought an increase in new listings, giving prospective homebuyers more properties to consider while demand remains above historical averages.

According to the latest market report from the Saskatchewan REALTORS® Association (SRA), Saskatoon continues to be one of the province's most competitive real estate markets. However, growing inventory and improving supply levels suggest that buyers may finally be gaining a little more breathing room.

So, what does this mean if you're planning to buy or sell a home in Saskatoon? Let's take a closer look.

Saskatoon Real Estate Market at a Glance: September 2026

Here are the key numbers shaping Saskatoon's housing market:

Market IndicatorSeptember 2026
Residential home sales384
Sales compared to September 2025Down 10%
Sales compared to 10-year averageUp over 8%
New listingsUp over 6% year-over-year
Total inventory at month-end1,053 homes
Conditionally sold properties236
Available inventory excluding conditional sales817 homes
Effective months of supply2.13 months
Residential benchmark price$439,600
Benchmark price change year-over-yearUp nearly 3%

These numbers reveal an important trend: Saskatoon's market is beginning to offer more selection, but available housing remains limited relative to demand.

More Homes Are Hitting the Saskatoon Market

One of the most encouraging developments in September was the increase in new listings.

Saskatoon experienced a year-over-year increase of more than six per cent in new listings, marking the second consecutive month of growth.

For buyers who have spent much of 2026 navigating limited selection, this is welcome news.

More listings can mean:

  • A greater variety of properties, neighbourhoods and price points to explore.

  • More opportunities to find a home that meets your specific needs.

  • Potentially less pressure to make immediate decisions in certain market segments.

  • More flexibility when comparing properties and planning your next move.

However, it's important to keep these improvements in perspective.

Of the 1,053 residential properties recorded in Saskatoon's inventory at the end of September, 236 were already conditionally sold. That left just 817 available homes heading into October.

With only 2.13 months of effective supply, Saskatoon remains a competitive market where well-priced, desirable properties can continue to attract considerable attention.

The takeaway? Buyers may have more options than they did earlier in the year, but being prepared to act when the right property becomes available is still important.

Saskatoon Home Prices Remain Strong Despite Seasonal Decline

Saskatoon's residential benchmark price reached $439,600 in September 2026, compared to $444,700 in August.

That's a month-over-month decrease of $5,100, or approximately 1.1 per cent.

While a decline in prices might initially catch the attention of buyers and sellers, it's important to understand the seasonal nature of Saskatchewan's housing market.

As summer transitions into fall, activity often moderates, and modest month-to-month price adjustments are not unusual.

Looking at the bigger picture, Saskatoon's benchmark price remains nearly three per cent higher than September 2025.

This tells us that despite the recent monthly decline, property values have continued to demonstrate year-over-year strength.

For homeowners considering selling, this is an encouraging indicator. For buyers, it reinforces the importance of evaluating individual properties and neighbourhood trends rather than relying solely on provincewide or citywide averages.

Are Saskatoon Home Sales Slowing Down?

Saskatoon recorded 384 residential sales in September, representing a ten per cent decrease compared to the same month last year.

At first glance, fewer sales might suggest that the market is cooling considerably.

However, September's sales were still more than eight per cent above the city's 10-year historical average.

That's an important distinction.

While Saskatoon isn't matching the exceptionally strong pace seen during some previous periods, buyer demand remains healthy by historical standards.

Limited inventory also continues to influence how many transactions can take place. When buyers have fewer suitable properties to choose from, some may need to wait longer to find the right home.

Rather than signalling a dramatic market shift, September's results suggest a market that remains active while gradually moving toward improved balance.

What Does This Mean for Saskatoon Homebuyers?

If you've been considering purchasing a home in Saskatoon, the fall market may offer some welcome opportunities.

The increase in new listings means there's a greater chance of finding properties that match your preferences, whether you're searching for your first home, looking for additional space or considering a move to a different neighbourhood.

However, with just over two months of effective housing supply, buyers shouldn't assume that competition has disappeared.

Tips for Buying a Home in Saskatoon This Fall

1. Get your financing organised early.

Understanding your budget and securing mortgage pre-approval can help you make informed decisions when you find a property you love.

2. Keep an eye on new listings.

With inventory gradually improving, monitoring the market regularly can help you identify new opportunities as they become available.

3. Understand neighbourhood-specific conditions.

The Saskatoon housing market isn't identical across every neighbourhood or property type. Competition, pricing and availability can vary considerably depending on where and what you're looking to buy.

4. Work with a knowledgeable local REALTOR®.

Having someone who understands current market conditions, comparable sales and neighbourhood trends can make a meaningful difference when evaluating a property and preparing an offer.

The goal isn't simply to purchase a home quickly. It's to make a confident, informed decision about one of your most significant investments.

What Does This Mean for Saskatoon Home Sellers?

For homeowners thinking about listing their property, September's market report provides reasons to remain optimistic.

Although buyers are beginning to see more selection, Saskatoon's housing supply remains tight and sales continue to exceed long-term historical averages.

That creates opportunities for sellers who approach the market with a well-developed strategy.

However, as inventory gradually increases, pricing and presentation become even more important.

How to Position Your Home for Success

Price strategically from the beginning.

An accurate listing price based on recent comparable sales and current neighbourhood conditions can help attract serious buyers and avoid unnecessary time on the market.

Make a strong first impression.

Professional photography, thoughtful staging and compelling property descriptions can help your listing stand out as buyers compare more available homes.

Understand your competition.

Knowing which properties are currently listed, recently sold or conditionally sold in your neighbourhood can help shape a realistic selling strategy.

Have a plan for your next move.

If you're selling one property to purchase another, understanding both sides of the market is essential. Improved inventory may create additional opportunities when searching for your next home.

With the right preparation and guidance, sellers can continue to benefit from Saskatoon's healthy demand while adapting to the gradual increase in available properties.

How Does Saskatoon Compare to the Rest of Saskatchewan?

Across Saskatchewan, September brought similar signs of improving housing supply.

The province recorded 2,182 new listings, a five per cent increase compared to September 2025.

There were 1,361 residential sales, down 11 per cent year-over-year but still nine per cent above the 10-year average.

Provincial months of supply increased nearly 13 per cent year-over-year to 3.63 months. However, inventory remained nearly 40 per cent below the 10-year average.

Saskatchewan's residential benchmark price was $376,700 in September, nearly three per cent higher than the previous year.

For comparison, Regina recorded 327 home sales and a benchmark price of $343,900, with 2.54 months of effective supply heading into October.

Saskatoon's benchmark price of $439,600 and tighter effective supply of 2.13 months illustrate how local housing conditions can differ significantly, even between Saskatchewan's two largest cities.

This is why understanding your specific market matters more than simply following provincial headlines.

Looking Ahead: What Can We Expect from Saskatoon's Fall Housing Market?

September's results suggest that Saskatoon's real estate market is experiencing a gradual improvement in housing selection, rather than a sudden shift away from competitive conditions.

Two consecutive months of year-over-year new listing increases are encouraging, particularly for a city that has faced persistent inventory challenges.

At the same time, home sales remain above historical averages, and benchmark prices continue to show year-over-year growth.

For buyers, this may create opportunities to explore more properties and make carefully considered decisions.

For sellers, strong underlying demand remains a positive factor, but realistic pricing, professional presentation and local market knowledge will continue to play important roles.

As we move further into the fall season, the balance between new listings, buyer activity and available inventory will be worth watching.

Saskatoon Real Estate Market Update: What Buyers and Sellers Need to Know in September 2026

Saskatoon’s real estate market is heading into fall with one factor continuing to shape conditions for both buyers and sellers: there simply aren’t enough homes available to meet demand.

While sales have eased from some of the exceptionally strong numbers recorded earlier this year, Saskatoon continues to see activity well above historical norms. At the same time, limited inventory is keeping competition strong and home prices near record levels.

If you’re thinking about buying or selling a home in Saskatoon this fall, here’s what the latest numbers tell us.

Saskatoon Home Prices Remain Near Record Highs

Saskatoon’s residential benchmark price reached a record $448,400 in June 2026 before easing slightly to $447,600 in July.

That July benchmark remained nearly 4% higher than July 2025.

That small month-to-month decrease is important to put into perspective. It follows an exceptionally active spring market and does not, by itself, indicate a significant change in Saskatoon home values.

The MLS® Home Price Index benchmark is particularly useful when looking at trends because it accounts for differences in the characteristics of homes being sold. This can provide a more meaningful picture of the market than simply comparing average sale prices from one month to another.

There Are Still Fewer Homes Available Than Saskatoon Needs

Inventory remains one of the biggest stories in the Saskatoon real estate market in 2026.

At the end of July, there were 928 residential units available in Saskatoon. However, 244 were already conditionally sold. That left 684 active units, representing approximately 1.27 months of supply heading into August.

For buyers, this means finding the right property can still require patience and preparation.

For sellers, limited inventory can create an excellent opportunity, particularly when a home is well presented, appropriately priced and located in an area or price range where buyer demand is strong.

Saskatoon Buyers Are Still Active

Saskatoon recorded 539 residential sales in July.

That was down 11% compared with July 2025, but there's another number worth paying attention to: July sales were still 18% above the 10-year average.

In other words, fewer sales compared with last year's exceptionally active market doesn't necessarily mean buyer demand has disappeared.

Buyers are still purchasing homes. The challenge continues to be the limited number of properties available to them.

What Does This Mean for Saskatoon Home Buyers?

If you're planning to buy a home in Saskatoon, preparation continues to matter.

Limited inventory means desirable properties can attract attention quickly. Buyers benefit from knowing their budget, having financing organized and understanding which features and neighbourhoods are priorities before the right property becomes available.

It can also be helpful to look beyond the headline numbers.

Saskatoon isn't one single real estate market. Conditions can vary considerably depending on neighbourhood, property type and price range. A buyer searching for an entry-level home may encounter very different conditions from someone purchasing a luxury property, acreage or condominium.

Understanding those differences can help you make decisions based on the market you're actually shopping in.

What Does This Mean for Saskatoon Home Sellers?

For homeowners considering selling a home in Saskatoon, current inventory levels remain encouraging.

But a strong market doesn't mean every home will automatically sell quickly or achieve the best possible price.

Buyers still compare properties carefully. Pricing, presentation, photography, marketing and the condition of competing homes can all influence how buyers respond when your property reaches the market.

A thoughtful pricing strategy is especially important. The goal isn't simply to put a home on the market. It's to position it effectively against the properties buyers are considering at the same time.

Is Fall 2026 a Good Time to Buy or Sell in Saskatoon?

There isn't one answer that applies to everyone.

For sellers, limited inventory and continued buyer activity can create favourable conditions.

For buyers, the market may be competitive, but homes are still coming to market and opportunities continue to appear. Knowing what you're looking for and being prepared to act can make the process considerably easier.

Most importantly, your decision should be based on your specific neighbourhood, property type, price range and personal plans, rather than a single city-wide statistic.
